As-Built Survey

A post-construction verification survey that confirms what was actually built matches the approved design drawings and permit specifications. As-built surveys close out construction permits, satisfy agency inspection requirements, and create the permanent record of infrastructure for future maintenance, operations, and modifications.

What Is an As-Built Survey?

An as-built survey (also called a record survey or survey of completion) documents the actual constructed positions of structures, utilities, roads, and other improvements as they exist on the ground after construction. The survey team measures each element and compares it against the permitted design to identify any deviations that must be resolved before permit close-out or certificate of occupancy.

For underground utilities — storm drain, sanitary, water, electrical — as-built information must be captured before backfill, making survey crew coordination with the contractor essential. EA Mapping can be on-site at each phase to capture pipe inverts, cleanouts, valve boxes, and structure elevations in real time.

What You Receive

  • As-built CAD drawing (DWG) overlaid on the approved design drawings
  • Deviation report identifying horizontal and vertical discrepancies
  • Signed and sealed survey plat or letter of compliance for permitting authority
  • Utility as-built with pipe inverts, slopes, rim/grate elevations
  • Finished floor elevation (FFE) and pad elevation documentation
  • GIS dataset for municipal infrastructure management systems

Common Use Cases

  • Building permit and site development permit close-out
  • Certificate of occupancy requirements for commercial and residential construction
  • Contractor pay estimate verification for owner's representative
  • Municipal infrastructure records for utility and public works departments
  • Water management district and FDEP stormwater permit compliance
  • Post-storm or post-construction condition documentation
